Make a building that cant be garrisoned. and what about cars?

Hello, hoping someone can help me.
I want to put some buildings on a map which cant be garrisoned but I cant figure out how to do it :/
I notice some buildings automatically cant be garrisoned but thats no the case for all, most buildings allow it. I tried changing everything in the object properties and nothing seemed to work so far. I even tried to paint impassable terrain around the building which prevented infantry entering, however a chinook is still able to ranger drop into the building.
I dont want them to be garrisoned its very important, please tell me this can be done?
Maybe those buildings which cant be garrisoned, I could somehow take the script from those and use it on the buildings I dont want garrisoned or something? Or remove the script which allows them to be garrisoned? There surely must be some way to do this?
And I havent actually looked into cars yet, but to stop a car getting entered by a terrorist I would assume its the same method?
Logic would have said that if you just made the building/vehicle neutral then it couldnt be garrisoned, but clicking neutral seems to make no difference to civilian.
Thanks in advance, the map I want to make and have been planning for weeks totatly relys on buildings not being garrisoned so if I cant do it that really sucks :(

Have you tried using the script Unit -> "Affect flags set on object panel" to make the unit not be selectable?
The "selectable" thing in the object properties panel is bugged.
